I assume this refers to the Home Purchase Scheme. This is an allowable scheme devised by the Revenue - it can hardly be regarded as a "loophole". The term loophole should be restricted to unintended benefits available through the taxation regime. Whether it is of any actual benefit depends of course on individual circumstances.
Actually costs more than using the 3 year company ...
